I've accepted an offer… Now what?
Great news! You have found a buyer for your property and are ready to instruct a conveyancing solicitor on your sale. But what happens next? Our conveyancing team has created a list of the key steps in a sale transaction:
Initial Instructions: This is where you provide us with all the important information about you (as the seller) and about the property. We will send you a pack of forms to complete and return to us as part of this stage in the sale.
Issue the Contract Pack: Once we have all the relevant forms and paperwork from you, a contract pack is prepared and sent to the buyer’s solicitor.
Enquiries and Searches: The buyer’s solicitor will review the contract pack, apply for their searches, and raise any questions they have, which questions we will then respond to. We might need your help in answering some of the questions.
Mortgage and Survey: if the buyer is getting a mortgage then their solicitor will need the mortgage offer before they can proceed. If the buyer is getting a survey, they should have applied for – and received – it by this stage.
Exchange of Contracts: Once the buyer and their solicitors are happy with everything the buyer will give their solicitor their deposit monies and a completion (moving) date will be agreed by everyone. With your permission we will then exchange contracts. Once contracts have exchanged the transaction is ‘set in stone’ and the completion date is fixed. At this point you can confirm any removals you have provisionally booked, contact your utility companies etc to confirm your moving date.
Completion: this is the moving day and the day money will change hands. Congratulations! You have sold your property!
